Strategies to reverse the “encroachment of student rental housing into nearby single-family neighborhoods and the negative effects of this encroachment.
When decent homes are being removed to build dormitory style duplexes, this can create numerous issues and deters home ownership in an area. The City of Boise identified this problem and initiated an emergency change of their code and plan within the next 6 months to re-write a new ordinance…. Recommendations: offer faculty incentives towards down payments in adjacent neighborhoods. Repurpose BSU property within the “transition area” as faculty housing, have that maintained instead of dirt parking lots…. “Studentification is not like gentrification, since the neighborhood does not physically improve, but it does push out elderly, families and low-income residents who either cannot live near student housing, due to noise, traffic or the potential reduction in property values due to being surrounded by student rentals” (Bromley, 2006).
2018 zoning ordinance prevents new multiple-occupancy homes to be built, allowing for the growth of single-family homes to be constructed in the area.
